Boundary Map & Property

South Whidbey School District addresses incorporate all addresses on the southern part of Whidbey Island and ends on the northern side in Greenbank via a boundary line that goes through East Cardinal Way on the west end, through the island and above Holmes Harbor Golf Club on the East end incorporating East Sealawn Blvd as the most northern road on this boundary line. Our transportation department inputs each student's address into Island County GIS to determine if they fall on the South Whidbey School District side of the boundary line.

School Capacity

The State (OSPI) calculates school capacity by dividing gross square footage of a building by a standard square footage per Student (i.e. 80 Sq' per elementary student, 110 sq' per middle school student, 120 Sq' per high school student, and 140 Sq' per handicapped Student). This method is used by the State as a simple and uniform approach to determining school capacity for purposes of allocating available State Match Funds to school districts for new school construction. However, this method is not necessarily considered to be an accurate reflection of the actual capacity required to accommodate the adopted educational program of each individual district.

For this reason, school capacity was determined based on the number of teaching stations within each building and the space requirements of the District's adopted educational program. It is this capacity calculation which is used to establish the District's baseline capacity, and determine future capacity needs based on projected student enrollment.

The District owns the following properties which house students:

  • South Campus serving South Whidbey Academy Grades K-6 and South Whidbey Middle Grades 5 & 6
  • South Whidbey Elementary School North Campus serving grades K-4
  • South Whidbey High School campus serving grades 7-12
  • South Whidbey Community Center providing gym facilities and serving the community


South Whidbey School District owns approximately 197 acres, including 47 acres of undeveloped property adjoining the NW corner of the north campus.

South Campus 

5476 Maxwelton Road, Langley, WA 98260

Originally built in 1968, the South Campus sits on just over 34 acres. It was remodeled in 1990 and 1995. It currently houses SWA Grades K-6, South Whidbey Middle Grades 5 & 6 and several offices. Five classrooms are rented.

North Campus

Opened in 1988, the School sits on 20 acres and houses the K-4 program.

High School Campus

The High School was originally built in 1981. Two classrooms were added in 1990. 1n 1995-96 the School doubled in size to approximately 142,000 square feet. The high school complex sits on approximately 49 acres. Currently, all grades 7 through 12 are held on this campus, including South Whidbey Academy grades 9-12.

South Whidbey Community Center (PKA Langley Middle School)

Two-story was built in 1935. Additional buildings have evolved over the years with the latest additions in 1996/97. Currently, the South Whidbey Community Center buildings cover 95,000 sq'. The "two story" is rented to Island Dance. The auditorium is rented to Whidbey Children's Theater. The Cooler is partially rented to South Whidbey Crossfit. Multiple rooms are currnetly being rented by the hour or by the month to various artists, community, and educational programs. The site consists of 23 acres. All rooms except for the main gym will be rented.

The Bayview School is now 115 years old. It Sits on a 4 acre site and has 5 classrooms. It is currently rented and occupied by Goosefoot.

Maxwelton Outdoor Classroom

The outdoor classroom is a 1440 sq' building which sits on approximately 7 acres.

Support Facilities

In addition to schools, the SWSD owns and operates additional facilities which provide support functions to the Schools. The District owns the 4000 sq' Service Center which is located next to the South Whidbey Community Center. lt is currently rented by Modern K9 and Island County Historical Society. The 14000 sq' Transportation/Maintenance Facility is located on 15.2 acres just south of the South Campus and houses transportation and the district offices.
